The San Juan River winds through the downtown corridor, which offers a charming main street business district, a historic residential area and the famous Pagosa Hot Springs. Work is now underway to preserve the historic beauty of this area, while at the same time making room for planned growth.
West of downtown, lies what is commonly referred to as Uptown Pagosa Springs, also known as the Pagosa Lakes area. Pagosa Lakes consists of approximately 14,000 acres (twenty one square miles) of scenic rolling terrain. This planned community consists of 26 separate subdivisions and numerous condominium and timeshare properties. If incorporated, Pagosa Lakes would be the third largest community in southwestern Colorado. Pagosa Lakes and its surrounding area features a 27-hole golf course, recreation center, commercial and retail developments as well as small to larger acreage parcels and home sites.
