This area is located approximately 10 miles north of Pagosa Springs, and is comprised of over 6,000 acres on both sides of Hwy. 160, with thousands of lots originally platted in the 1960’s. The community is divided into six units – Aspen Springs I – VI. The area offers extremely varied terrain – with high alpine meadows and heavily treed areas. NO HOA - There are no protective covenants and restrictions in place for Aspen Springs, although there is a voluntary Property Owners Association. UTILITIES - Electricity and phone are available to most parcels, although many lots are off the grid. There is no central water or sewer system available in Aspen Springs. There are wells in the area, but cisterns and hauling water are common.
