Pagosa Springs Real Estate Market Report | October 2025

A Thoughtful Look At Today's Market From Galles Properties

As we moved through October 2025, the Pagosa Springs real estate market continued a steady return to balance. The pace of activity has normalized, and conditions are shifting toward a buyer’s market — yet well-positioned homes continue to draw strong interest and, in some cases, quick offers.

At Galles Properties, . real estate company, our approach remains the same: to guide our clients with clarity, honesty, and deep local insight, so they can make the best possible decisions in any market.

A Market In Gradual Transition

Market indicators across Archuleta County show moderation compared to the rapid, competitive environment of many markets over the past few years. As of October 31, the Month’s Supply of Homes increased to 7.7 months, up from 6.3 months in 2024, signaling a shift toward more inventory and more options for buyers. (Source, Colorado Real Estate Network MLS)

Year-to-date numbers reflect this transition:

Total Market Volume: down 18

Total Sales Units: down 7

These adjustments are part of a natural rebalancing — not a collapse in demand.

Buyers Are Engaged, but More Selective

Today’s buyers are thoughtful and educated. Many are weary of the effects of several years of elevated costs and are taking a more measured approach. Our Brokers on the ground are also reporting that our Buyers don't necessarily want to overpay for properties that need work or updates - and are paying close attention to improvement repair costs.

This shift doesn’t mean buyers aren’t present. They are — but they’re responding to homes that are aligned with true market value.

Well-Priced Properties Continue to Perform

Even as the market cools, correctly priced properties are finding momentum in our market. We have seen several listings go under contract quickly - some with multiple offers - when priced competitively.

It’s a reminder that pricing remains the most influential factor in a successful sale. When a property reflects accurate market valuation, buyers act.

Inventory Is Higher, but Activity Is Still Steady

Inventory levels this fall have continued to strengthen. Average Days on Market for residential single family homes rose to 125 days YTD, and the List-to-Sale Price Ratio remains stable at 96.4. Of course these numbers will vary depending on the price range and property type. But these numbers reflect normalization, not stagnation. Buyers remain active — they are simply more discerning.

A Note to Sellers: Before You Withdraw, Reassess

We’ve had several conversations recently with sellers considering taking their property off the market for winter. Before making that decision, we encourage a thoughtful review of your pricing.

In nearly every scenario, a strategic price adjustment is more effective than withdrawing a listing altogether.

Why?

It places your home back into the “value zone” buyers are searching for.

A price improvement reactivates alerts and increases visibility.

Winter buyers are serious, and competition is lower.

A small adjustment can open the door to renewed interest and meaningful activity.

Winter: An Underrated Opportunity

Despite common assumptions, winter can be a strong time to sell in Pagosa Springs. We see this every year.

Reasons include:

Motivated, intentional buyers who are ready to move forward

Reduced inventory, which elevates your property’s visibility

Seasonal appeal, as winter showcases some of the best parts of the Pagosa lifestyle

Financial timing, as some buyers make end-of-year investment decisions

For sellers positioned correctly, winter offers a unique window of opportunity.

Whether you’re preparing to list, exploring a purchase, or simply seeking clarity about market conditions, our team is here to help you navigate every step with confidence and care.

Pagosa Springs Real Estate Market Update: Why Fall May Be the New Spring

A look at the latest Pagosa Springs Market Report and what it means for buyers and sellers as we head into year-end.

At Galles Properties, we keep a close eye on local market trends through our Pagosa Springs Real Estate Market Report, which is updated monthly with the latest MLS data. This season, there's a clear message emerging: Fall could be the new Spring when it comes to listing and sales activity.

Market Snapshot: A Balanced, Active Environment

The Pagosa Springs and Archuleta County real estate market remains steady, with a consistent flow of new listings and closed sales. We’re seeing neither the overheated frenzy of past peaks nor a sluggish slowdown, instead, conditions are balanced, giving both buyers and sellers meaningful opportunities.

Inventory levels have stabilized, offering buyers more breathing room while still keeping sellers in the game.

Well-priced properties continue to move, while overpriced listings are sitting longer, underscoring the importance of pricing strategy.

Market dynamics are more balanced than in recent years, creating a healthy, sustainable environment for transactions.

Why Fall 2025 Could Be a Strategic Window

Traditionally, Spring is considered the hot season for real estate. But in our unique Pagosa Springs second-home and relocation market, Fall is often one of our strongest seasons for activity. This year, several factors could make it a powerful listing and buying window:

Potential Rate Fluctuations: If interest rates shift downward as many experts anticipate, buyers may move quickly before year-end to lock in improved financing.

Lifestyle-Driven Purchases: Many second-home buyers and relocators begin their search in late Summer and Fall, with the goal of settling in before the holidays or the upcoming ski season.

Less Competition: Sellers who list now can stand out, rather than competing with the large volume of Spring listings.

Motivated Buyers: Fall buyers are often serious, qualified, and ready to act—especially those seeking to make a move before the new year for tax or lifestyle reasons.

If rates fluctuate as expected, Fall could see a wave of motivated buyers stepping into the Pagosa Springs market ahead of schedule.

For Sellers: Be Early, Be Smart

If you’ve been waiting for “Spring” to list your property, you may not want to wait this time. Listing in the Fall could mean:

Less competition from other sellers

More visibility among active buyers

Positioning your property ahead of potential market shifts in early 2026

Pairing strategic pricing with professional presentation and marketing will be key to capturing attention and moving quickly.

For Buyers: Opportunity Is Knocking

For buyers, Fall offers a unique chance to explore Pagosa Springs properties without the intense competition that often comes with Spring listings. With inventory balanced and potential rate improvements on the horizon:

You’ll have more choices and time to make informed decisions.

Sellers may be more open to negotiation, especially on properties with longer days on market.

You can get settled before the winter season and enjoy the lifestyle Pagosa Springs offers year-round.

Looking Ahead

Our region’s real estate trends are shaped not just by economics, but by lifestyle, seasonality, and the unique appeal of Pagosa Springs. Whether you’re considering listing your property or exploring a purchase, Fall 2025 presents real opportunities.

To dive deeper into the numbers and see how your property type is performing, explore the full Pagosa Springs Market Report.

Why Fall Is One of the Best Times to Sell a Home in Southwest Colorado

Fall Can Be Prime Selling Season In Pagosa Springs

When most people think of the “hot” real estate market, they picture spring and summer. But here in Southwest Colorado—especially in Pagosa Springs and the surrounding areas—fall has historically been one of the best seasons to sell a property. From motivated buyers to stunning curb appeal, autumn brings unique advantages that homeowners can use to their benefit.

1. Motivated Buyers Are Still Active

By the time fall arrives, buyers who searched through spring and summer but haven’t found the right home are still eager to purchase. Many are highly motivated, knowing that closing before the end of the year offers advantages such as tax benefits or getting settled before winter. This urgency often translates into quicker decisions and stronger offers.

2. Less Competition in the Market

Inventory typically peaks in summer, meaning that by fall, there are fewer new listings hitting the market. With reduced competition, your home has a better chance to stand out. Buyers have fewer properties to choose from, which often means more focused attention on available homes—yours included.

3. Autumn Curb Appeal in Southern Colorado

Few places rival Southwest Colorado’s beauty in the fall. Golden aspens, crisp blue skies, and cool evenings create an inviting backdrop that highlights properties beautifully. Whether it’s a mountain cabin or a family home in town, the natural landscape adds to the charm and helps buyers emotionally connect with a property.

4. Perfect Timing for Relocations and Second-Home Buyers

Southwest Colorado attracts not only full-time residents but also second-home buyers and those relocating for lifestyle changes. Fall is an ideal time for these buyers to purchase so they can enjoy ski season, holiday gatherings, and a seamless start to the new year in their new home.

5. Serious Buyers, Fewer “Lookers”

In spring and summer, many buyers are just starting their search. By fall, those who are still in the market are serious. They’ve often narrowed their choices, secured financing, and are ready to make offers. Sellers can benefit from dealing with a more committed pool of buyers.

6. End-of-Year Goals

Many families want to settle before the holiday season or new year begins. Others may be relocating due to career changes that take effect in January. This creates a natural deadline that encourages buyers to act quickly.

Bottom Line

While spring and summer are often considered the peak selling seasons, fall offers its own unique—and often overlooked—advantages. In Southwest Colorado, the combination of serious buyers, stunning natural beauty, and reduced competition makes autumn a strategic time to sell your home.

At Galles Properties, our team has helped clients successfully list and sell properties in every season. If you’re considering selling, fall could be the perfect time to take advantage of the market.

Do homes sell for less in fall compared to summer?

Not necessarily. With fewer listings on the market, sellers often benefit from stronger offers and less competition.

June 2025 Market Report

June 2025 Market Report

The Timing Is Right For Buyers AND Sellers

The Pagosa Springs real estate market is showing early signs of a shift as we move through Summer 2025. According to the latest data from the Pagosa Springs Area Association of REALTORS® (PSAAR), rising inventory and stabilizing prices suggest we may be moving toward a more balanced—and possibly buyer-friendly market—for the first time in several years. In the meantime, this is a great time for Sellers to get back in the market. With inventory rising, Sellers want to take advantage of current price points to maximize their investments.

Market Snapshot – June 2025 (Residential)

Median Sale Price YTD: $556,500 (down from $574,500 in 2024)

Average Sale Price YTD: $687,811

Average Days on Market: 125

Sale-to-List Price Ratio: 96.3

Active Listings in June: 396 (up from 255 in June 2024)

Months of Inventory: 6.6 (up from 5.5 in 2024)

What Does This Mean for Buyers and Sellers?

For homebuyers in Pagosa Springs, the growing inventory and slightly longer days on market create more opportunity to find the right property—potentially with more room for negotiation.

For homeowners looking to sell, the market is still strong—especially if priced correctly. While the median sale price has dipped slightly, homes that are well-positioned and competitively priced continue to sell close to asking, with a 96.3 sale-to-list price ratio. Sellers who’ve owned for a few years can still capture substantial equity, especially compared to pre-2020 values.

Key Market Trends

Inventory is up 20 year-over-year, giving buyers more choices than we’ve seen in recent summers.

Residential sales volume YTD: $116.9M (up from $110.9M in 2024)

Total sales volume (all property types): Up 4 compared to 2024

Closed residential units in June: 94

New residential listings in June: 87

Pagosa Springs Real Estate Outlook

While we’re not in a full buyer’s market yet, trends point to a more balanced market on the horizon. For those considering selling in 2025, now is a great time to act while demand remains strong in the summer season. For buyers, the increase in available homes could be the window of opportunity you’ve been waiting for.
