In the past, reasons for taking a property off market during the winter months might be:

  • People don’t look for mountain properties in the winter
  • It needs to rest off the market so it will be fresh again in the spring
  • It is too much work to manage the home in the winter for showings, I.e. snow removal, etc.

The fact is, these statements may have been true 10 years ago. But the internet has changed everything. At Galles Properties, not only are we marketing your Pagosa Springs home for sale in MLS, but we are also loading your listing to hundreds of other sites and promoting them to year-round visitors in Pagosa Springs.

We believe that the longer your property is listed, the better its position will be.

Let’s look at the top four reasons you should list your property in the winter.

  1. The web never sleeps – and has long-term memory. Our clients search for homes all the time. In fact, some of the coldest months in Pagosa Springs bring in the largest amount of traffic simply because people are inside. If you want them to find your home, then it has to be listed — especially during the winter months. And it takes time and money to keep listings at the front of the pack on the search engine results pages. We need to build your property’s search “equity” online by keeping it active – rather than having to start all over again if we take it down.
  2. If it’s not in MLS – it won’t be top-of-mind for other Agents. If an agent at another company has a client visit in January who would love your home, but your home is not listed, then chances are it won’t be shown.
  3. Maintaining your home for access in the winter is….a good thing. While it may sound like a sound idea to just leave a home be during the winter rather than worrying about snowplowing and maintenance, in the end, this can be a detrimental decision.  The more a property is maintained in the winter, the better its condition.  And if the perfect buyer happens to come to town, you know you will be ready.
  4. Third-party sites are not always your friends. Plenty of third-party sites will show a complete listing history of your property, including price history, when it was on and off the market, and satellite photos. The problem is that this data is pulled from sources that are not always reliable. Unless your home is listed with us, we cannot work with these sites to help maintain accuracy.
