The median listing price in Pagosa Springs landed at $588,000 in March 2025—a 6.8% increase compared to last year. While this is a small increase, we are continuing to see signs that more buyers are starting to step into the market. 

Inventory on the Rise = More Choices

March brought a nice boost in housing inventory, with 171 homes on the market, up from 149 the month before. That’s a 14.8% increase month-over-month, giving buyers more options and room to find their perfect fit. For those looking at Pagosa Springs homes for sale, the spring season is shaping up to be a great time to explore.

Luxury Market: Holding Strong

When it comes to Pagosa Springs luxury homes, the high-end market continues to show strength. In 2024, Archuleta County saw a 13% year-over-year market gain, with properties over $1 million leading the way.
