The Pagosa Springs real estate market in May 2026 is presenting conflicting signals based on the Galles Properties 2026 Market Report. While the overall Year-To-Date Total Sales Volume (All Classes) is DOWN -5% and Sales Units (All Classes) are DOWN -20%, the Year-To-Date Median Residential Sale Price has surged to $625,000 (up from $562,000 in 2025). Furthermore, residential units sold in the month of May specifically saw a significant year-over-year increase, signaling robust demand for housing despite broader market contractions. Residential Market Deep Dive: Year-to-Date Performance The single-family residential market in Pagosa Springs continues to show strength in pricing and transactional activity, despite broader economic dynamics. As of May 31, 2026, key Year-to-Date residential metrics show noteworthy shifts.
